Edwards Air Force Base Dormitory

Michael Baker served as lead designer for the design-build delivery of the Edwards Air Force Base dormitory renovation project, a 25,622-square-foot, three-story dormitory facility. Our comprehensive services ranged from preliminary planning to architectural and facility design, including a full suite of engineering and support design services.

Our scope of work included facilitating the design charrette; coordinating review meetings; and preparing design packages consisting of drawings, specifications and design analysis for various submission stages. Construction phase services included reviewing contractor submittals, responding to RFIs, delivering as‐built drawings and observing construction progress. Our team prepared drawings using AutoCAD or Microstation and performed building information modeling for coordination and systems clash detection.  

The existing floor plan, based on single-occupancy dormitory rooms was reconfigured into three and four person apartment modules, with common kitchens, laundry areas and living rooms. It includes separate bedrooms and bathrooms for each Airman with 56 bedrooms arranged in 18 suites. The existing reinforced concrete building was retrofitted to meet the ASCE requirements for seismic loads and to provide collapse prevention protection.

The renovated building provides an upgraded space with new, low maintenance finishes, energy-efficient electrical, mechanical and plumbing systems and a modern fire protection system to ensure the comfort and safety of each occupant. Site improvements included new grading, site drainage, concrete paving and sidewalks, revised site access, parking for 58 vehicles, 18-inch protective curbing, landscape planting and exterior lighting.

The renovated dormitory was designed to meet EPACT 2005, EISA 2007 and LEED® Silver requirements and received a Design Citation Award.
