The Soto – 11 Tenant Build-Outs 

Michael Baker provided mechanical, electrical and plumbing (MEP) design services for 11 different tenant build-outs while working with three different architects within Texas’ first mass-timber office building: The Soto in San Antonio at 711 Broadway Street. The Soto is a LEED® mixed-use development which features office spaces, restaurants, retail shops and entertainment areas designed for a modern workforce and local residents. One of The Soto’s distinctive characteristics in its multi-tenant office spaces is that they are built over raised floors, a feature which supports underfloor air, power and data distribution.

The Michael Baker design team working on this project was well versed in under-floor air distribution systems and the challenges that come along with these designs, such as ensuring the discharge air temperature is suitable for the under-floor air distribution system. Keeping the aesthetic of this beautiful building intact while working with air flow concerns was a top priority and required resourceful engineering across the MEP disciplines.

Michael Baker was proud to work alongside our partners across the multiple tenants within The Soto. Through the process, we assisted in securing LEED certification for the structure. As a result of The Soto’s unique construction, The Soto secured a 2022 U.S. Woodworks Wood Design Award for Regional Excellence.
